Pick your base across the Riviera Maya, then book

Each section explains the areas first — then hand-picked stays. SkyStayTravel never adds fees at partner checkout.

One coastline, three very different holidays

Most people land at Cancún airport and stop there, but the same runway opens up the whole Riviera Maya. Cancún itself is the easy resort city — a long sandbar of all-inclusive towers with a real Mexican city behind it. An hour south, Playa del Carmen swaps the strip for a walkable beach town built around the Fifth Avenue promenade. Two hours down, Tulum trades polish for jungle, cenotes and barefoot design hotels. They share an airport and a sea, but the trips feel nothing alike — and you can comfortably split a fortnight across two of them.

Hotel Zone sand versus downtown tacos — Cancún splits in two

In Cancún the first decision is the Hotel Zone or downtown. The Hotel Zone is the resort strip: beach clubs, pools and all-inclusive towers where you barely need to leave. ADO or a hotel shuttle from CUN; bus R-1 along Boulevard Kukulcán — tacos at Mercado 28 if you leave the strip, not a Hotel Zone “Mexican night” at 13:00. Downtown (El Centro) trades sand for local restaurants, markets and far lower nightly rates, with taxis or buses out to public beaches. Buses to Playa Delfines; Mercado 23 or 28 for lunch. Neither is universally better — pick the strip for pool-and-beach simplicity, downtown for evenings out and a smaller bill.

For a typical UK mid-range Hotel Zone week, budget around £110–160 a night for a solid beach resort or light all-inclusive — downtown and Tulum town undercut that; design-led Tulum beach rooms climb above it.

Playa del Carmen — a beach town you can walk

Traveller tip: Walkable beach town → Fifth Avenue / beachfront. Big AI parks → near Xcaret. Gated resorts → Playacar. ~1h ADO from CUN.

Playa del Carmen suits travellers who want the beach without committing to a sealed resort. Fifth Avenue (La Quinta) runs parallel to the sand with shops, bars and restaurants, so you can stay beachfront and still wander out for dinner. ADO from CUN about an hour; Fifth Avenue after 17:00, not 13:00 when it's a mall. Ferry to Cozumel from the pier in the morning. Families lean towards the Xcaret eco-resorts near the parks; the gated Playacar estate at the south end packs the big all-inclusives next to a golf course. It's also the ferry port for Cozumel, making it the natural base for diving trips.

Tulum — jungle, cenotes and barefoot design

Traveller tip: Postcard beach → beach zone (pricey, patchy power). Value + ruins/cenotes → Tulum town. ~2h from CUN.

Tulum is the slow, design-led end of the coast. The beach zone is a single jungle-backed road of boutique hotels, yoga studios and beach clubs — beautiful but pricey, with patchy power and no real pavements. Tulum town (the Pueblo), a few minutes inland, is dramatically better value and closer to the cenotes and the clifftop Maya ruins. ADO or colectivo from CUN; ruins at opening then a taco in the Pueblo, not the beach road at lunch prices. Cenotes after 16:00. Choose the beach road for the postcard week, the town for a longer or lower-budget stay with a scooter or taxi to the sand.

Airports: CUN for everything, Tulum's new TQO for the south

Cancún International (CUN) is the hub for all three: allow 20–40 minutes to the Hotel Zone, about an hour to Playa del Carmen and roughly two hours to Tulum by the new toll highway. The ADO coach runs a reliable, cheap service from the airport down to Playa and Tulum, while resort guests usually pre-book private transfers. Tulum's own airport, Felipe Carrillo Puerto (TQO), opened in late 2023 and is handy if Tulum is your only stop, though Cancún still has far more flights and better fares. From the UK, expect a connection — there are seasonal charters and one-stop options through US or European hubs.

When Riviera Maya rates move

December–April is peak winter sun from North America and the priciest, driest stretch; hurricane season (June–November) brings humidity, sargassum seaweed risk and softer pricing with more flexible rates. US Thanksgiving, Christmas and spring-break weeks lift the same towers your fare alert watches, so book those well ahead.

Best for a first visit

Cancún Hotel Zone for easy resort beaches and a short CUN transfer. Playa del Carmen if you want a walkable town and the parks. Tulum for jungle-and-beach boutique, with a longer transfer. CUN has the flights; TQO only if Tulum is the whole trip. All-inclusive earns its keep on a short family beach week; it is wasted if you came to eat in town every night.

June–November is hurricane-rule season — read change terms. Compare with Miami if the question is US beach vs Riviera Maya. Mexico City if the trip is colonias, not a resort strip.

Best for families

Hotel Zone or Playacar all-inclusive still wins for pools and shallow water. Tulum with a buggy and no lift is a workout. Downtown Cancún is budget and taxi beach runs.

Best for evenings

Hotel Zone clubs; Playa town for walking dinners; Tulum is earlier and more spread out. Pick the strip before the infinity-pool photo.

Riviera Maya stays FAQs

Cancún, Playa del Carmen or Tulum?

Cancún for easy resort beaches, Playa del Carmen for a walkable beach town and the parks, Tulum for jungle-and-beach boutique style. Many people split a trip between two.

Should I fly into CUN or Tulum (TQO)?

CUN has far more flights and lower fares and works for all three areas. TQO only makes sense if Tulum is your sole destination.

Hotel Zone or downtown in Cancún?

Hotel Zone for beach-first trips; downtown for budget and local dining with taxi beach runs.

Is all-inclusive worth it?

Strong for short family beach breaks in Cancún or Playacar; independent stays in Playa town or Tulum win if you want varied restaurants.

When is hurricane season?

June–November — read change rules before peak summer bookings and check sargassum reports.

Can I split Cancún and Tulum?

Yes — a popular fortnight is Hotel Zone or Playa nights first, then Tulum town or beach for the slower half. Same CUN arrival works for both.

Is TQO worth flying into?

Handy if Tulum is your only stop. Cancún (CUN) still has far more flights and better fares for most UK travellers.
